Land here is not one price. It moves by more than double depending on which pocket you are looking at, so the range matters more than the average.

What Canggu's Zoning Colours Actually Mean
Buy the wrong colour and the villa you pictured cannot legally exist.
Enforcement already reaches this coast road.
Satpol PP Badung sealed four villas on Jalan Padang Linjong, Villa Trinity and Villa Mango among them, in October 2025, after BPN Badung and BWS Bali-Penida measurements found up to 2.5 are of river-buffer encroachment with no PBG or SLF in place, per Warta Bali Online. Three colours decide what happens next, and none of them are the regulation's own words:
Pink
(Kawasan Pariwisata): short-term rental is explicitly allowed.
Yellow
(Kawasan Permukiman): you can build, but nightly letting is not automatic.
Green
(agricultural and protected land): construction is banned, with narrow exceptions.
These labels come from Pasal 90, 95 and 96 of Perda Provinsi Bali Nomor 2 Tahun 2023, the colours agents use for that regulation, not its own wording. None of that has to be a guess:

Batu Bolong
Batu Bolong is the original tourism strip: cafes, surf schools and yoga studios packed along the road to the beach, walkable end to end. That same density brings motorbike and music noise past midnight on the main strip.
